Reverse Mortgage Too Good To Be True?

By Doc Schmyz

If you have not already heard the term reverse mortgage, it sounds like a strange thing. Reverse mortgages are becoming more and more popular these days, but are they scams or are they legitimate? Is it really possible to sell your house back to the bank and still retain the deed to it? Will the bank really pay YOU the mortgage payments? Let's review what a reverse mortgage is so these questions can be answered.

The name is somewhat misleading. A reverse mortgage is a loan that is structured like a mortgage, with YOU as the lender and the BANK as the buyer. In the U.S., homeowners wanting to initiate a reverse mortgage must be at least 62 years old, and own all or most of their home. The qualifications may differ in other countries. These backwards mortgages are usually performed through a bank or broker. The senior citizen homeowner essentially sells his or her house to the bank, in return for receiving periodic mortgage payments. Sometimes the payments can be structured as a lump sum, line of credit, or a combination of the three methods.

So what are the benefits to a reverse mortgage? First it provides a constant and dependable stream of retirement income. Many retirement plans such as 401(K) or Individual Retirement Accounts (IRA) generally increase in value, but are still tied to stock market interest rates. The amount of money they provide during retirement can vary. Social Security, Medicare, and other U.S. government programs have endangered funding, so they may not be reliable sources of income. A reverse mortgage can supplement a senior citizen's income. The amount depends on the homeowner's age, equity of the house, interest rate on the loan, closing fees, and a few other factors.

A common misconception about the reverse mortgage is that the bank eventually owns your house. This is not true! The deed remains in your name throughout the entire term of the process. Note that there is interest on the loan payments, but it is deferred until the loan is repaid.

The homeowner can remain living in the house during the entire term of the reverse mortgage. The loan becomes due when the homeowner moves out, or becomes deceased. At those times, the survivors/heirs can repay the loan themselves if they want to keep the house. (Repayment can also take place by selling the home to repay the loan plus the interest in full. The money paid to the homeowner as mortgage payments must be repaid to the lender when the loan becomes due.)

These odd mortgages can provide much needed financial support during retirement. It is a time when medical costs are likely to increase, so an additional source of income can really help. Use a reverse mortgage to help yourself or your aging relatives to gain the financial security in retirement that they worked so hard to achieve. - 23309

Forex Trading Tips 5 Success Tips

By Mark Green

Forex trading tips are many, but with so much available information on the internet it can be hard to decipher what are good and bad tips. From my experiences I have arranged some essential tips that any trader may be able to apply.

First of the forex trading tips is dedication. Dedicating time into forex is the only way to success. Trading as a hobby without much time involved won't make you rich. How will you make progress if you don't put time into your trading? The success of a trader is up to them, work as much as you want to succeed.

Second of the forex trading tips is persistence. Don't be a quitter and give up before you have put in some honest hard work. Going into forex with an over night success in your mind is a sure way to failure. Most new forex traders have a problem with this vision, and drive them to rush things. Success is built over time, you must think of it as a long term goal, or achievement.

The third of forex trading tips is finding methods that work for you. Testing out different strategies of trading for some time before changing them is important. Long term results are what you need to determine whether a method words or not. Remember that no trader wins all trades, it happens. Calculate your trades on a rolling average. Make more winning trades then losses and your doing good.

The fourth of forex trading tips is to have proper money management. Traders must manage money properly to achieve a long term success. Sinking entire trading accounts into a trade is a high risk bad move. There is no such thing as a "sure thing" so don't ever put all your eggs in one basket. Using small margins to your advantage and being strict will keep you in control.

Fifth of the forex trading tips is managing/researching your trades. Be sure to do proper research before each trade, and to watch them start to finish at first. That is if you are doing short trades, also known as "scalping trading". Long term trades are not a good way to start out, since they can take a while and end up tying up your trading account for some time. If you are looking to start out on one of the best systems on the market, then you must check out one of the best managed, easiest ways to start your forex success. First step to success is to take action today! - 23309

Insider Short Sales Information

By Arnulfo Snider

The best time to choose a short sale is when you owe more on your home than it is worth. Let's say that your home is worth 450,000 and you owe 470,000 then a short sale would be the way to go. Obviously, if you do not have to sell your home, you could wait out the market and hope for a turnaround in real estate values.

If this is not the case then you have 3 options to choose from. One, is to bring money to the table. Say you sell your home for a $10,000 deficit, you would have to come up with that money immediately for the bank. The second choice is to let you property go into foreclosure. Your bank will foreclose on your home and evict you from the premises. They will sell your home to highest bidder at a foreclosure or Trustee's auction. Your third choice is to pursue a short sale. A short sale involves contacting a specialist who will negotiate with the lender on your behalf. The specialist will explain your situation and ask the bank to take less than the value of your home for payment.

For example, you are have a buyer at 340,000 and your loan is for 350,000, then you would have to explain to the bank that there aren't any buyers interested in paying a higher price for your home. You can pursue a short sale only when the bank agrees to take the lesser amount for your home.In some instances banks will accept a short sale even before someone has made an offer on your house. You can then advertise your property at the lesser amount to make it easier to find a buyer.

Short sales are not necessarily complicated but do require some work on your part and your agent's part if one is involved.

You have to find out what your home is worth. Your short sales specialist will do market analysis which will help you to determine what your home will sell for. You can also use the Internet to help you in this process, there are many real estate sites that you can compare listings to help you determine the value of your home. If the market is moving down keep in mind that your homes value may be moving down as well and estimated valuations may be valid for only a short time.

You also need to calculate your estimated closing costs. Items such as a title report, escrow, appraisal, attorney fees, agent commissions, unpaid property taxes etc. may add up to a substantial amount of money.

You will need to be aware of how much you have left to pay on your home, include all loans in this calculation.

Calculate your equity. In a regular case your closing costs and loan should be less than the total value your property is worth. When the opposite is true you can then pursue a short sale.

Your short sales specialist will be talking to someone in authority at your bank who is required to make these decisions. Usually lenders have a "loss mitigation department" that you can contact. Banks do not have to accept your short sale offer, but in most cases it benefits them. Some banks will not take a short sale unless you are behind on your monthly installments. You need to make sure your bank accepts short sales so get in touch with them as quickly as you can.

Understand where you stand with taxes. Do not underestimate this! Many times there can be a substantial tax obligation after a short sale has occurred. Make sure you talk to your accountant or short sales specialist to calculate your tax before going with a short sale. - 23309

Trading Systems Teaches Covered Calls

By Maclin Vestor

A covered call strategy within a cycle will require people to sell options against the stock. If the stock is above the strike price, the stock will be "called" away. The seller receives the premium, but the owner of the call receives the shares at the strike price. There are various strategies involving this covered call strategy.

Some people prefer to have the covered call eventually pay back the stock owner his investment, so that he or she can reinvest that money, and upon receiving the investment back, the person will let the stock run. If this is the strategy, ideally you want to sell covered calls as the stock falls, as it stays flat, and then you want to have your cash back and let the stock run when it is on its way up again. This can allow you to buy an out of favor stock that is still in it's decline, but in the second half of the decline, reduce your cost basis to zero, and still own the stock near it's bottom. In the cycle mentioned earlier, depending on how fast the yield will allow you to recover the price of the stock, You will invest in the stock as early as the beginning of "dogs" and as late as contrarian, and recover your cost as early as contrarian, and as late as the start of estimate revision.

Another covered call strategy would be to buy a neglect, contrarian, or positive earnings surprise stock, sell out of the money covered calls, and continue to do so until the end of the growth stage of the stock, and not only stop selling the calls, but to just sell the stock.

Yet another strategy would be to write a covered call until around 20% can be gained, either through capital appreciation or collecting the option, then to convert the stock into a LEAP call as soon as selling the stock plus the premiums collected can pay for the call. This allows you to have a quicker turnover rate in terms of getting your money out, and playing with the house's money.

This would be great for anyone who intends on having the stock paid for, and expecting to own the stock option through the entire length of the option or longer if they intend on rolling over the gains by buying another LEAP. It is also a good strategy if the stock's future becomes less certain, and the investor wants to protect his or her initial investment. Now if someone rolls a stock into a stock option that doesn't necessarily mean they are done collecting income from covered calls. There is far more to be learned about covered calls, so make sure to do your research before considering if its right for you. - 23309
